WOODEN RESIDENTIAL BUILDING IN MONNICKENDAM COMPLETED IN SEVEN MONTHS

Amsterdam, Nov. 18, 2021 - M'DAM, the Netherlands' most circular wooden residential building, was completed this week. After seven months of prefabrication and construction on site - on the Pierebaan in Monnickendam - the 42 owner-occupied apartments and 20 social housing units were handed over to the new owners. Never before in the Netherlands has a large-scale residential building been constructed almost entirely from CLT (cross laminated timber).

BMB development (part of VolkerWessels) is responsible for the development of M'DAM. Daniëlle Rossmeissl (developer): "In addition to our own team, Finch Buildings, housing corporation Wooncompagnie and De Groot Vroomshoop (also VolkerWessels) contributed an important 'brick' to the realization. Together, we have created a wooden residential building with M'DAM that is innovative in many ways. It is not only pleasant to live in, but also proof that modular construction with wood has a future." M'DAM was designed by Finch Buildings and further developed with timber builder De Groot Vroomshoop into a wood modular building concept suitable for permanent residence. 

Factory for Wooden Buildings

All 62 apartments were built almost entirely in De Groot Vroomshoop's "Factory of Wooden Buildings." At the factory, the wooden modules were fitted with facades and roofs, insulation, floor finishes, windows and doors, plumbing, electricity and installations. The entire energy demand was met electrically. By means of large transport, the apartments were transported by road to Monnickendam and assembled and finished on site.

Waterland proud of Kohnstamm location

Waterland is the first municipality in the region with a completely circular residential building. Alderman Theo van Eijk (CDA): "As a municipality, we are very proud of the realization of these new sustainable apartments! The circular wood construction, an Energy Performance Coefficient (EPC) of 0.0 and a completely all-electric building contribute to our sustainability ambition. Nice that all apartments will be inhabited by Waterland residents, with a large number of starters and seniors also having found a nice new place to live."

Choice of wood construction

Housing corporation Wooncompagnie has purchased one building section with 20 apartments, adding another 20 highly innovative homes to the social rental sector in the municipality of Waterland. For BMB, this is the first timber construction project with private owner-occupied housing for which a Woningborg certificate has been issued. Timber construction reduces CO2 emissions and is therefore much more sustainable and environmentally friendly than traditional construction projects, and it provides a healthier indoor environment.
