High-rise with wood module construction in Buiksloterham started

7-story wooden building

In the new urban district of Buiksloterham in Amsterdam-North, the piles have been driven and construction has begun on a seven-story, circular high-rise residential tower with wood module construction. All 22 apartments, from the first to the seventh floor, are intended for rental in the free sector. The plinth below provides space for offices and commercial infill. Finch Buildings and De Groot Vroomshoop are experienced cooperation partners in this fast and sustainable way of building.

Fast, clean and circular construction

The hybrid residential tower consists of 30 linked and stacked wooden prefabricated modules around a concrete elevator shaft. The wooden modules are already fitted with installations and plumbing in the factory and prepared there for transport to the construction site. This saves construction time and storage on site. This efficient production process already saves a maximum amount of CO2 compared to traditional construction. Precast wood module construction reduces production errors and promotes construction speed. After all, production takes place under conditioned conditions. The modules are then transported on a truck to the construction site and placed directly there. Wood module construction is a fast and clean way of building and also completely circular.

High-rise building with wood module construction, also good for the environment

The 27-meter-high wooden residential tower stores 207,944 kg of CO2. With this amount of CO2 you could drive around the world 44 times with an average car. The wooden building has a permanent quality, but is fully adaptable to a changing context. The wooden modules are demountable, reusable, movable and reconfigurable. The CLT (Cross Laminated Timber) used retains residual value for a long time.

The residential tower in Belly sandwich was realized in cooperation with the following parties. Coltavast is involved as real estate developer and responsible for the operation of the wooden apartments. Finch Buildings developed the product and provided the design. The engineering was picked up in co-creation with De Groot Vroomshoop, who is additionally responsible for production and construction.

Sustainable ambitions

Buiksloterham, located on the North Bank of the IJ in Amsterdam, is increasingly transforming from an industrial business park into a circular urban district. This wooden residential tower contributes to the sustainable ambitions for the district in which living and working go together and where there is space for greenery and social facilities. Expected completion of the seven-story wooden residential building is in the fourth quarter of 2021. The area development in Buiksloterham into Amsterdam's most circular neighborhood will run until approximately 2030.
