Wooden residential building M'DAM first pile (Press release)

UNIQUE WOODEN RESIDENTIAL BUILDING IN MONNICKENDAM STARTED BUILDING

Circular M'DAM Completely constructed out of CLT (cross laminated timber)

The construction of the wooden residential building M'DAM on the Pierebaan in Monnickendam has started. Alderman Jelle Kaars of the municipality of Waterland symbolically put the first shovel into the ground today, giving the starting signal. With this is Waterland will soon be the first municipality in the region with a completely circular wooden residential building. The plan was developed by BMB development B.V. of Limmen (part of VolkerWessels). M'DAM is a design by product developer and architect Finch Buildings from Amsterdam. The prefabrication and construction of this special timber building concept is being carried out by De Groot Vroomshoop (also part of VolkerWessels). M'DAM will be completed in the summer of 2021.

The project in Monnickendam is unique. Never before has a large-scale residential building been built of CLT (cross laminated timber) almost in its entirety. laminated timber). The apartments are almost completely built in the factory. built in the factory. Due to the use of solid wood, the modular design and the industrial and the industrial manufacturing process, the building has, on balance, a negative CO2footprint: the sum of the emissions is smaller than the amount of CO buffered in the CLT2. By using wood from sustainably managed forests, the construction partners managed production forests, the construction partners are also planting more trees back than are used. are used.

Five months construction time

Due to the industrial manufacturing process, the houses are already produced while the groundwork is still taking place. This also limits the inconvenience of construction. The total construction process takes only five months. The facade of the U-shaped building is largely made of wood, partly of traditional brickwork and partly of aluminium façade elements. The wood construction concept reduces CO2 emissions. This makes it much more sustainable and environmentally friendly than traditional construction projects. Also, the building provides a healthier living environment. Through the use of wood and the re-mountable construction method, the raw materials can be reused in the future. The houses for sale have been financed through individual private mortgages, confirming the confidence and recognition of banks for this new high-quality and extremely sustainable product.

All-electric and sustainable

All apartments will be 'all-electric'. This means that the entire energy demand is met by electricity. An air-water heat pump will provide heating for the apartments and a boiler to heat the water. Solar panels are used to generate as much energy as possible for the apartments and, where possible, for the general facilities. The building also has a very high insulation value. As a result, residents can count on lower energy costs. Duurzaam Waterland offers residents who don't own a car (or don't want to) electric cars to share in the vicinity of M'DAM.

Housing needs and innovation in the municipality of Waterland

Alderman Jelle Kaars: "M'DAM meets the high housing demand in the municipality of Waterland. With M'DAM, we are also leading the way in innovative building with the lowest possible footprint." Corporation Wooncompagnie, which will offer 20 social housing units from the plan, wants to realize sufficient affordable rental housing and ensure a sustainable and diverse supply. Director-director Stefan van Schaik: "Both the renovation and new construction task, we fill in where possible with bio-based materials, such as wood. All new construction counts for us, but this project is close to our hearts. We really had to stick our necks out for this. We were happy to do so. We feel that the current housing shortage cries out for innovative solutions like this".
